Post Office: Summer hours, 9:30 -- 10:30 AM
Name Tag: Please wear it if you have one.
Birthday Party: Saturday, May 7. 1-3 PM. To Honor Robert Staib Sr. on the occasion of his 90th birthday.
First...quick spa update per Bud. We have passed all inspections to date. Just to clear up the "failed inspection" issue...the County originally told the contractor we only needed 3 inspections when we actually needed to call for 5. After they (the County) charged them (Davenport/Post) another $35.00, and admitting it was their mistake not the contractor's, they came out and did the electrical and plumbing inspection, both of which passed with flying colors. So, there never was a "failed inspection"...just the County's mistake.
The cement for the decking was poured and scored. The decking has to cure for 6 days before they move on. I won't have a definitive ETA until the end of next week. Everything looks great so far.
In the mean time, since the pump house at the pool is unusable in its current state, the Board has decided to take Management's recommendation to renovate it and use it for storage for the pool/spa. The renovation will include vinyl siding, gutters, downspouts and soffits. The concrete floor will be refilled and leveled to create a working store room. That project started today and should be complete by weeks end. The old storage sheds behind the pump house will be taken to maintenance and used for storage. If they don't make the relocation without falling apart they will be recycled.
The fence enclosure for the spa vac pac will be of the same fencing as the pool vac pac. Also, the Board has decided to go with Management's recommendation to update the pool fence as well. The County has given the Association several written recommendations that the fence/gates/locks be updated, as the gates and the locks are not to current codes. Considering all of the other work being done in that area, the timing seemed right for a new pool fence with gates and locks to meet County codes. Maintenance will install both fences, saving the Association about $2800. in installation fees (including labor costs). Thanks John!! The Board will be choosing a contractor for the spa enclosure this week. We have acquired 4, very competitive, bids from 4 excellent contractors. The choice won't be easy.
The storage garage installation is finally moving forward. The fire hydrant passed inspection, and, after several other possible issues with the Fire Inspector were laid to rest, we move on. We do have to re-wire the automatic cut-off on the unleaded gas tank with heavy duty wiring, and move the fire extinguisher...both minor issues compared to what they originally told us. The fill dirt is in...the slab will be poured this week.
The pool tables have been moved in advance of the screen room renovation which begins on Tues., May 3rd. I will have more information on ETA for that project by the end of the week. We're hoping there will be no surprises when they start taking walls apart. Also, to clear up the rumor which still seems to be circulating, the Fire Marshall is allowing the partition between the pool entrance and the main game room to remain. However, in keeping with the renovation it will be updated.
An FYI…the Women's Club card box has moved. You would normally see it just to the right of the front door as you enter the screen room. The old box is gone. The new box has been incorporated into the Women's Club storage lockers in the right, rear of the screen room. As you look at the lockers, the slot on the bottom, right side is for cards, and is clearly marked.
Innovative Water Solutions will be in this week (they were delayed at another job last week due to weather) to begin the storm drain project and install the new splitter box for the waste plant. They hope to be in and out within a 4 day period.
Maintenance is installing much needed irrigation lines at the bath house 2 area.
As you all know, we sent out a phonevite to inform the residents that the trash removal will remain on the 2 day/week schedule. We were unsuccessful in getting a discount for cutting back to one day...so we told them to continue with the normal schedule. I thought it prudent to send the phonevite as I will no longer be attending Koffee Klatch, just to make sure all residents received the correct information.
I have had some success in reaching 2 of the 6 original people left who were in violation of the rules/regs. concerning the storage lot. That will put the list down to 4 violators.
The sinkhole at Beaverkill and Gray Hackle is still an issue. We will make one more repair and then leave it to the paving crew when that project moves forward.
Maintenance made good use of the heavy duty dumpster we brought in. They were able to clean up all of the clean cement on the side of the hill in the storage lot, and, the dumpster was removed on Friday. The rest of the random asphalt/rock/bricks etc. will be removed this week. If you haven't been to the storage lot recently, the cleanup (thus far) has been very successful! Thanks to both the residents and the maintenance dept. for all of your cooperation
We are enlisting bids for the lateral replacement project. We should have something solid in that department in the next few weeks.
The Post Office will be going to summer hours. As of Saturday, May 7th, they will be open from 9:30 -- 10:30.That's it for now folks. Hope all is well for you up north. If you're still here, I'll see you on the property! Respectfully, Melanie Kremkau (Manager for SLOA)
