Day Trips and Overnight Trips
I have re-connected with Cynthia Hartline of C&D Tours to book some day trips and overnight trips for the 2011-2012 season. Many people inquired last year, wanting to do some so I will post the trips that are planned as of right now. If you have any suggestions/requests, please email or call me and I will do my best to set it up with Cynthia. In order for a bus to pick us up here at Saddlebag, we need a minimum of 20 people (that's if it's a combined trip with another park). If it's just a SLR trip, the minimum to make it a “go" is 45 (but also depending on the bus size.) Cynthia is strictly using Small World Tours' buses for transportation. Her prices are a few dollars within the prices The Senior Circle is charging.
Here a few already planned: June 4th: “Mommies" $60.00(call me ASAP if you are interested in this one!), July 27th: Daytona Kennel Club $47.00, August 10th: Show Palace “Breaking Up Is Hard To Do" $76.00, Nov. 26th: Show Palace Christmas $75.00, Nov. 29th: Ellenton Outlet mall $31.00, Dec.9th: Mt. Dora $44.00. Jan. 29th: Biloxi- Feb. 1st, staying at Imperial Palace $249.00 ppdo. Call me for the details on these trips or any others. Thanks everyone! I'd like to help make this a fun year for you!

Manager's Report 07-01-2011
First a quick weather update. The rainy season is here...and we're getting it all at once!! LOL
Moving on to the business of SLOA...if you have been following the photos and the May update posted on the website, I'm sure you all know of the progress we've made with the multitude of projects on the property this summer.
The grand opening for the new spa took place on June 17th.
After we passed the final Health Department inspection and all others with flying colors, the Board members on the property and many of the residents participated in a very exciting ribbon cutting ceremony! You should all thank the previous and current Boards for doing their due diligence in making sure the residents of SLOA are well taken care of. My hat is off to you all. Also, in reviewing the photos from the opening, you may have noticed a picture of Bill Rerucha and Elinor Roeschen entering the spa area. Elinor made a point of being at the opening as she was on the very first spa committee for SLOA way back when!! God bless Elinor and her progressive pursuit of fun in the sun!! And, thanks so much to the Board members on the property for always being available to Management, and to the rest of the Board not on the property for always being available via phone or email. Your
dedication is much appreciated!
I would like to take this time to welcome the 2 newest Board members..Dee Braund and welcome back to Ken Lewis! 2 positions were vacated when 2 owners/Board members sold their properties. Good bye to Bob Debolt and Linda Kiel. Thank you both for your outstanding service and dedication to SLOA! The maintenance department did a marvelous job installing the vac pac fence for the spa, and the new pool fence. The entire area looks fabulous! They also installed a diaper changing table in each of the restrooms in the screen room (as per the request of Henry..the Health Inspector). SLOA is now in full compliance for commercial pools and spas. The pump house renovation is also complete, and now named the pool/spa equipment and supply room. The renovation included pouring the concrete floor, removing the old spa heater, priming and painting the interior (thanks to Brian and Phil), erecting storage shelves, and finishing with white siding, soffit, and gutters, and downspouts! AWESOME! The old storage sheds previously used for the pool were removed and recycled. The clock and other decorations you see hanging on the wall of that same store room facing the pool were donated by the Garden Club (and chosen by several residents and Board members)!!
Thanks so much to the Garden Club for their tireless efforts and constant dedication to the renewal of Saddlebag. The screen room renovation continues. As you can see from the photos, the cement block is done, the new doors and windows are in, the drywall is in, and the interior has been painted. The stucco will be applied to the exterior (weather permitting) on Tuesday, July 5th. Tucker will also install the L-shaped table in the front corner of the building to accommodate the puzzle/book exchange/and coupon exchange. The pool tables will be moved back in place and leveled, the new pool table lights will be installed, the floor will then be cleaned, painted and sealed. If you would like to see the lights chosen for the pool tables, go to www.pooltablelights.com. Look for the "Canfield" in red. It is quite a nice light (great choice Board
Maintenance will also be replacing lights and light covers throughout the resort over the summer (beginning with the screen room). Many of the lights have broken or missing covers, and some of the housings are damaged as well. The final touch will be a blue awning attached to the front entrance of the building. The awning was donated to SLOA by Bill and Tich Rerucha. Thanks to the Rerucha's! I will continue to post photos to the website as we progress. The screen room has passed all inspections to date.
The lateral replacement project is slated to begin in about 3 weeks. Water Tech won the bid and will be replacing approximately 271 water laterals to alleviate the issues with old pipes/material and the subsequent water line breaks. YAY!! The affected areas include Silversides, Silver Doctor, Catskill, Saddlebag Trail from 82-128, Saddlebag Trail North and South, Blue Quill, Ginger Quill, Parson Tom, and Pink Lady. It would not include laterals replaced recently, or areas which were already replaced in recent year's projects. The project includes site restoration of each affected area...so don't worry about your front yards..you won't even know they were there.
Maintenance will also be installing 5 new fire hydrants in the areas which have none currently. Our intention is that each hydrant will put any given homeowner within 500 feet of a hydrant to give you leverage with your insurance companies. The project should take about 3 months to complete. Hopefully all will go well.
We are currently receiving bids for the paving project. As soon as all bids are in house we'll make a choice and schedule the work ASAP. The paving will begin at one end of the resort, the laterals at the other. We hope to have all completed by the end of October.
The new storage garage will soon have lighting, 8 electrical outlets, and air conditioning. It was decided that climate control would be prudent for all/clubs/SLOA/maintenance whom store in or use that building as some would be SLOA paperwork which needs to be kept for certain periods of time according to State law, some up to 7 years.
We currently have 25 boxes of paperwork to be stored. Shane has been very busy cleaning, organizing, and boxing up records. Thank you Shane!
Speaking of paperwork...the SLOA annual audit was a couple of weeks ago. The CPA is very happy with SLOA's extremely clean books! Thank you very much to Tanisha and Dwight. You will be informed when the Audit is available for your records. Also, your May financials are available and have been posted to the CHUG website.
On a smaller scale, but just as important, the flower beds in front of the beach house have been cleaned out and concrete poured to ensure the safety of all who use the area. You now have a level sidewalk requiring very little maintenance. Thanks to Julian's Concrete. Thanks to Brian Park for clearing all of the weeds out of the beach area and resetting the swimming buoy. He's not afraid of a little old alligator!
David Farabee has completed and submitted the 2009 and 2010 SWFWMD Water Usage Reports. He is still working on the Water Audit and collaborating with SWFWMD in a few areas to assure we are on track to more correct and timely reporting in the future.
Maintenance has also begun the meter replacement project (currently 27 which are not reading properly or at all). Parts have been ordered and work is scheduled to begin as soon as they arrive.
If you were in the group of violation letters sent out to address pressure cleaning issues, I want to thank those who have done their due diligence and complied. Your cooperation is greatly appreciated. I also want to let you all know, not only is that NOT my favorite part of the job, but it is, unfortunately, my job to inform. If I had it my way, I would be a power ball winner and happily pay for the maintenance of your homes!! I'll let you all know when I win!! : )
Another wonderful bit of club news, the Women's Club has donated $1000. to the TV project in the clubhouse!! Thank you very much girls. You all dedicate so much for so many! God bless you all.
I would like to address recent trash removal concerns. Management did NOT change trash companies. Advance Disposal was bought out by Republic! It appears we have no choice but to allow them to pick up, as per the agreement with Advance Disposal. However, their customer service is NOT what we signed up for. In the past there has been wonderful service with Trash Taxi and Advance. Republic not so much. We are documenting all of the problems since their take over 2 weeks ago. So, if you are having problems DO NOT HESITATE to call the office. I heard there will be a new company in town come August. If they are not living up to the "same great service" agreement, there will be another change, and Republic won't like it!
Just a reminder, your quarterly assessments are due as of July 1. You may send payment to the Stambaugh, Inc. Management Office located at 3601 Cypress Gardens Rd., Winter Haven, Fl 33884.
Or you may send them to the SLOA office at 499 Saddlebag Lake Rd., Lake Wales, Fl 33898. I hope you all enjoy your 4th of July weekend and thanks to all who gave for our independence!! GOD bless all of you! Melanie Kremkau (Manager for SLOA)
