Managers' Report:Good morning and Happy Labor Day!
R.I.G. is waiting for Duke Energy to install a new transformer so we can connect the wires to it and then we can call in for a prepower inspection with the County for the new annex. Once that is complete we will be able to call in for the final inspection. The remaining punch list items will be taken care of in coordination with the oversight engineer, Dan Frodge, with the exception of the divider curtain which will come after the final inspection.
Some of the sidewalk and most of the sod has been installed at the parking lot site. That work will continue with the remainder of the sidewalks and sod on September 6. The landscaper is now scheduled for September 9.
Also, Tucker Construction will be removing the materials currently in the parking lot islands in lieu of organic soil. A live oak will be planted in each island, followed by sod to complete it as per the site work permit. Tucker is coordinating with Envisors for the punch list items on the site work. The question was raised last week why there is not a sidewalk directly from the handicap parking spaces to the ramp. Kriss Kaye, from Envisors, said the grade between the two is too steep a drop to comply with State Statutes. We would have to put in a bridge. This may be something the Board would like to address post final inspection.
The retaining wall at the dock is coming along. They formed it and poured it last week. It should be completed this week.
John and maintenance have completed the work on the clubhouse lift station. It was up and running according to specifications on Friday afternoon of last week. They installed the new floor and reinstalled the 2 rebuilt submersible pumps. John and the guys should be commended for their hard work, diligence, and expertise!!
Quite a few leaks were found while doing the camera work in the sewer lines. They are now reviewing the dvd and related written materials to more closely pinpoint leaks. They will be doing lateral camera work without having to interrupt water to ensure the proper digging points are located. Repairs will be scheduled accordingly.
The AC unit ordered for the clubhouse will be installed this week.
A new newspaper recycle bin was delivered last week after a resident injured her arm while trying to open one of the doors. She is ok after taking 3 stitches and a tetanus shot. Should anyone have any issues with items on common property please don't hesitate to call the office. Safety issues are addressed immediately.
There will be a closed meeting with the Board and the SLOA attorneys on Wednesday, September 4, at 1:00 p.m. It has been posted according to State Statute.
Your latest reconciled financials and the 2012-2013 year end audit are now available at the SLOA office and on the CHUG website for your records.
The SLOA office will be closed on Monday, Sept. 2, that would be today, to observe the Labor Day holiday. It has been posted on the property and the CHUG website. Please conduct your business accordingly.
That's about all I have. Any questions?
Have a great week!
